Wolseley Business Park

At the Wolseley Community and Economic Development Trust, we are committed to creating a resilient, healthy, and sustainable future for our tenants and our local community
GREEN LEASES
Our business park team has spent the year preparing to introduce Green Leases for our tenants. By incorporating specific terms focused on energy efficiency, water conservation, and waste reduction, we are expanding our existing sustainability efforts.
This move allows our parks to create a much more sustainable environment that benefits both our tenants and the local community, helping our partners boost their own green credentials through a collaborative approach.
GREEN SPACES
Scott Business Park: The Meadow
The Meadow is a dedicated amenity space that balances ecological health with functional outdoor use.
Wild meadow planting: We have replaced traditional grass with native meadow species to support local pollinators.
Tree and Sensory features: The area includes a canopy of mature trees and sensory art, creating a distinct environment for breaks or informal meetings.
Amenity seating: Integrated seating allows tenants and residents to use the space for rest and reflection throughout the day.
Wolseley Business Park: The Patchwork Garden
The Patchwork Garden is a vibrant, multi-use space designed to facilitate wellbeing and community connection.
The garden provides a quiet, accessible outdoor area for employees to decompress and for community members to gather.
Its layout supports a variety of functions, from individual breaks to organised community activities and gardening groups

BIODIVERSITY
To support local wildlife and improve urban ecology, we have integrated several biodiversity initiatives throughout our developments:
Wildflower meadows: Using native varieties to replace traditional lawns, providing foraging opportunities for pollinators while reducing maintenance costs.
Pollinator-friendly zones: Specifically designed areas to support bees and butterflies.
Habitat creation: We have strategically placed bee and bug hotels, log piles, and bird and bat boxes to provide crucial breeding sites.
ENERGY
We optimise unique community-led models to power our facilities through renewable energy:
Jan Cutting Healthy Living Centre:
Our solar project here is a key partnership with Plymouth Energy Community (PEC), linking health and well-being with environmental responsibility.
Wolseley Community Hub:
Powered by Just Power CIC (a collaboration between Wolseley Trust and Locality). This project is embedded within our operations, creating a replicable model for sustainable community investment.

TRANSPORT
Our transport hub initiative aims to promote a more sustainable infrastructure, encouraging eco-friendly commuting and boosting employee wellbeing:
Cycle Facilities:
We provide secure cycle racks and storage to support healthy lifestyle choices.
Electric Bike Station:
Installed adjacent to the Wolseley Community Hub to provide a low-carbon alternative for the local community and tenants.
Strategic Links:
Our parks are well-located near existing public transport networks to reduce reliance on private vehicles.
Partnerships:
In partnership with Plymotion, we hosted Beryl Bike training sessions for our tenants and local residents.
To encourage alternative travel to work, and we have issued 31 free 400-minute bike vouchers

WASTE
We are committed to a circular economy and minimising our waste footprint:
Zero to Landfill:
We work with a zero-to-landfill recycling contractor, provided free of charge for our tenants.
Compost Scheme:
We repurpose food waste from our community café to create compost. This organic material is then used by our grounds team to feed the flowerbeds and planted areas across our parks.

WATER
We are implementing practical solutions to conserve water and reduce plastic waste:
Refill Station:
We have dedicated stations within our community facilities and offices making chilled, filtered water easily available for tenants, visitors and hirers or our meeting rooms and conference facilities.
Water Butts:
Located on-site to harvest rainwater, which is used for the ongoing maintenance of our business park grounds and gardens.

The right place to do business

The Wolseley Trust Business Park stands as a testament to successful urban regeneration. Developed in partnership with Plymouth City Council and supported by funding from ERDF, SRB, and the Plymouth Task Force, this site transformed a derelict inner-city area.
The construction of the business park was completed in 1997, coinciding with the establishment of the Wolseley Trust as an independent, democratic social enterprise.
Wolseley Business Park offers 25 modern offices and light industrial units, with sizes ranging from 750 sq. ft. to 1800 sq. ft.
Beyond business, the park also boasts valuable onsite facilities, including a Community Childcare Nursery and a Community Gym, fostering a thriving and supportive environment for its tenants and the wider community.
